Project Management
Properties often require remediation because they have potential environmental hazards in place. Removing these hazards can be advantageous for general safety and health as well as compliance with regulations. Project management involves a long term monitoring process that insures you are in compliance with sound engineering practices. Hazards must be clearly identified to workers and then re-assessed.
Phase I – Environmental Assessment
Lending institutions now request an environmental survey before a prospective buyer is given a loan. Land that has potentially hazardous materials, such as PCB’s, underground tanks or asbestos, has a much lower market value and poses a much higher risk to the owner. The identification of actual or potential environmental contamination through information collected via non-intrusive methods. OESN LTd. conducts environmental site assessments (ESA) meeting or exceeding CSA 7768-01 & ASTM E1527-94 guidelines. The report includes a site inspection, interviews with owners and a records review of historic site information.

A Phase I Assessment can involve interviewing former and neighboring owners and a physical inspection to identify irregularities and visible environmental concerns. Ontario Environmental & Safety Network’s thorough approach to a Phase I Assessment provides the assurance you need to be comfortable with your environment.
Phase II Environmental Assessment
Depending on the results of a Phase I Environmental Survey, a Phase II Environmental Survey may be necessary. This step evaluates suspected hazards, ranging from asbestos, ground water contamination, hazardous materials storage, hydrocarbon soil contamination or radon gas buildup.
The Phase II Survey qualifies each potential hazard noted on the property in question. This draws a clear picture of the environmental risk presented and allows owners to make decisions on hard evidence.
OESN Ltd. is experienced when dealing with Ministry of Environment’s Guideline for Use at Contaminated Sites in Ontario. Once potential or actual environmental contamination is identified through the Phase 1 ESA, a Phase 2 ESA can confirm or delineate the contamination through intrusive investigations. OESN Ltd. follows the CSA Standard 7769-00 to conduct its investigations.
OESN Ltd. works closely with you to insure that our work meets your objectives. The scope of each Phase 2 Environmental Site Assessment is custom designed on a project by project basis, including demarcation of buried services, geomagnetic surveys, borehole investigations, monitoring well installation, borehole log preparation, and soil/water sample extraction & analysis.
OESN Ltd.’s Phase 2 ESA report will characterize and analyze the test data, prepare a contaminant profile and identify any necessary remedial options
